Where Simcoe's Custom Homes Get Built

Oro-Medonte runs from the north shore of Lake Simcoe up over the Oro Moraine to the ski country around Horseshoe Valley and Mount St. Louis. It is the largest concentration of estate and custom-home building in Simcoe County, and the reason is straightforward: large private lots, real topography, and views you cannot get on the flat.

It is also the part of the county where the site costs the most to make ready. Almost nothing here is on municipal services. A custom home on a moraine lot means a drilled well, a septic system sized for the house rather than the minimum, a driveway that may run hundreds of metres, hydro brought in from the road, and grading on ground that does not want to be flat. Budgets that only count the building are the ones that come apart.

Building on the Moraine

The Oro Moraine is a recharge area for the aquifer half the county drinks from, and it is treated accordingly. Source-water protection rules, Nottawasaga Valley Conservation Authority permits and the township's own environmental provisions all touch development up here, and the sandy, well-drained ground that makes the moraine good for wells also makes it particular about septic siting.

None of that prevents the work — there is a great deal of it going on — but it does mean the approvals come before the drawings, and that a builder who has been through the process in this township is worth finding. The order of operations is the single most common thing people get wrong here.

Horseshoe Valley and the Ski Country

The corridor around Horseshoe, Braestone and Sugarbush is its own market: chalets, four-season family homes and substantial rebuilds, with a construction season that has to work around a winter economy. Building at the hills means access roads that are shared, neighbours who are present in January, and a schedule that respects both.

The Lake Simcoe Shore

The township's shoreline from Shanty Bay through Hawkestone to Carthew Bay is older waterfront, much of it cottages that have been made year-round over time. The work is the familiar shoreline mix — setbacks, the conservation authority, and a septic system that has to be honest about how many bedrooms the finished house will have.

Farm Properties and Outbuildings

The agricultural middle of the township produces a steady run of work that is not house-building at all: drive sheds, workshops, equipment storage, and the conversion of sound old barns into something else. Zoning on agricultural land has its own rules about what may be built and lived in, and they are worth knowing before you plan around them.

Around the Township

East is Orillia on the narrows and Severn beyond it; south along the lake are Innisfil and Barrie. North the county runs to the Georgian Bay shore, and beyond that is Muskoka. Region-wide projects start at the Simcoe County hub.
